Rise Condo Development - Twin Towers caters to the lush lifestyle
There will be a brand new high rise coming to Houston soon and it will have a
twin tower as well. Asbury Place Development, the developer of a proposed pair
of high-rise condominium towers, has secured a financial partner that will
manage construction of the luxury units.
Orion Tarragon, a new development partnership between Asbury and Tarragon
Corp., is scheduled to break ground on the first building of the Orion
condominiums near Memorial Park in December for completion in the second
quarter of 2007.
The 50-50 Orion Tarragon partnership went into effect Nov. 1.
Tarragon, a publicly traded development firm, will finance, develop and
manage construction of Orion. The Asbury Place group is handling sales,

"We originally had not intended to bring a partner on, but we thought with
the size and complexity of this, we needed a firm that had a lot of experience
in the financing and construction," says developer Robert Day, who started the
Asbury group. "It's kind of grown into a massive, complex project."
The buildings will cost close to $250 million to construct, and the units'
total sales value will reach $425 million, Day says.
Designs call for units in the two 37-story towers to span an average of
3,500 square feet and carry a $1.1 million median price. The first building,
slated to have 180 units, has already sold 99 units for a total of $80 million,
Day says.
"The sales had outpaced what we thought they were going to be," says Day, who
has a development firm based in Fort Lauderdale, Fla. "I think it will be an
overwhelming success. Houston is ripe for this project."
Day says a partner was not needed to move forward with the project, but by
bringing in Tarragon, they will be able to construct both towers within a year
of each other.
The second tower will likely break ground this time next year, which will
allow the exterior of the second building to be finished by the time residents
begin moving into the first tower.
A Florida-based real estate firm plans to develop a $300 million high-rise
residential project along Buffalo Bayou. The pair of lofty towers will offer a
wide array of opulent amenities in some of the priciest condominiums in the
city.
If all of the pieces fall into place, the developer of luxury
residential properties will build two high-rise structures on the site. The
buildings will be part of a nine-acre development nestled in a verdant setting
not far from the Rainbow Lodge restaurant. The development will be
hemmed in by lush gardens, cascading waterfalls, pedestrian bridges and ponds.
"We've captured what I believe to be the premier piece of real estate in
Houston," says developer Robert Day. "We are trying to preserve that beauty."
The lofty project has been dubbed Orion after the equatorial constellation.
"We wanted to do something above the pale, celestial almost," says Day.
Two 37-story buildings will each contain 158 luxury condominiums. Units will
average around 3,700 square feet in size with a median price tag of $1.1
million. Day says he will try to sell 50 percent of the units in the first
building before construction begins. "We feel like that's a goal we can
accomplish," he says. Construction is wrapping up on an
8,700-square-foot sales center at the site that includes a
5,000-square-foot, four-bedroom model. Edi Nemeti, a Hungarian-born
architect, is designing the project. His firm, Architectural Services
Inc., has designed a portfolio of opulent homes in Middle Eastern countries.
Amenities galore
Day says Orion will be unlike anything that's ever been developed in
Houston. "This is a different breed," he says. "It's not your high-rise
apartment. It's single-family residential -- but vertical." Indeed, a tour
through the model reveals marble floors, onyx countertops, top brand
appliances and a bedroom mirror that turns into a television screen with the
push of a button.
A high-tech computer system with touch-screen monitors control every
household operation, including the lights, fireplace, thermostats and
entertainment system.
Instead of balconies, each unit will have a loggia -- or outdoor
sitting room -- complete with a 30-inch Viking barbecue grill and a
Sub-Zero refrigerator.
In the butler's pantry, 140 bottles of wine can be stored in a
temperature-controlled cooler.
And the bathrooms alone are a sight to behold.
In the master bath, fiber optically lit showers are practically the
size of small conference rooms.
A "rain forest" showerhead spouts water from the ceiling, and all
showers are equipped with steamers.
The bathtubs have neck and back massage devices. And the dressing
rooms contain small refrigerators and sinks.
A 15,000-square-foot clubhouse, including a restaurant and bar, will
be built for residents.
Day hopes to tap an upscale hotel company affiliated with a Four
Seasons or Ritz-Carlton to manage the facility.
The grounds will be irrigated with a sprinkler system that emits
citronella to keep the project mosquito-free year-round.
Maintenance fees of 52 cents per square foot will pay for many of these
over-the-top amenities.
The profile buyer is an empty-nester who wants to downsize from large
River Oaks or Memorial homes and have a maintenance-free lifestyle, Day
says.
